After-Hours Emergency Repairs & Maintenance services

We understand that problems on strata properties do not stick to office hours.

​

Should a situation arise at your body corporate, please consider whether t is indeed an emergency and whether it requires attention after hours (where contractors traditionally charge higher rates) or can it wait for the next business day.

​

Strata maintenance is an essential aspect of owning a strata property.  Therefore the responsibility of the maintaining strata buildings lies with the owners' corporation and the strata committee.  Strata managers maintain the property and ensure that maintenance services including building repairs, major and minor repairs, strata renovations, emergency repairs and building maintenance services are carried out efficiently.

What are some examples of emergency repairs for a strata property?

​Examples of emergency strata management works that may require after-hours attention include serious plumbing blockages, burst pipes, roof leaks, common lighting being out (particularly in stairwells), lift failure and fire.

​

Owners corporations cover the cost of strata services, including maintaining and repairing the common property.  Individual owners are responsible for paying for works carried out on their lot.  A sinking fund and capital works fund are established to cover major repairs and renovations while the administrative fund is utilised for day-to-day maintenance of the common areas.

What to do in an emergency repairs situation

In an emergency maintenance situation:

  • Ensure that no one has been injured.  If they have arrange for medical attention

  • Ensure the area is safe and that no risk of further injury exists.  If it is unsafe please keep people clear and contact the State Emergency Service (000 for life threatening or 132500 for flood and storm response)

  • Do not put yourself at risk

  • If in need of fire, police or ambulance services- phone 000

Please let them know that you are a Strata Management SA client and your Strata/Community number if known.​
